Legal Aspects of Real Estate - 30 Hours No other subject is as important to both the real estate practitioner and layman alike as the Legal Aspects of Real Estate. Real Estate Principles - 30 Hours (Approval Pending) This course provides a comprehensive and systematic introduction to the methods and practices currently used in the California real estate industry. Offering fundamentals for a sound working knowledge, it is an ideal course for license candidates and real estate professionals, as well as for anyone with an interest in real property ownership and transfer. This course is approved for thirty (30) hours of Consumer Protection for license renewal.
Real Estate Finance - 30 Hours Real Estate Finance is designed to explore the alternatives in financing through the use of a combination of theories and current practices related to real estate. The loan process is discussed in practical terms from application to closing, including explanations of default and foreclosure. The latest information has been included on FHA, DVA and Cal-Vet loans. Details on the National Housing Acts, Regulation Z, and other important laws as they impact the financial market are provided. This course is approved for thirty (30) hours of Consumer Protection for license renewal.
Real Estate Agent Boot Camp/KickStart - Post License Training - 13 Hours Executive Programs Agent Boot Camp is the new real estate agent's KickStart to a prosperous career in real estate sales. This interactive lecture series is a comprehensive program which will prepare the new agent in the technical skills and sales techniques necessary to quickly become successful in the real estate business. This course is approved for thirteen (13) hours of Consumer Service for license renewal.
Agency - 3 Hours This course in Agency includes, as the primary focus of the course, coverage of agency relationships in a modern brokerage practice, review of duties, required disclosures and confidences and required forms, including those specified under Civil Code Section 2295 et seq., as related to: in-house sales, cooperative sales, dual agency, and buyer's brokerage. (Other agency topics of current interest that are related to the activities of California real estate licensees are included in this course.)
This course also discusses the legal relationship whereby a principal appoints an agent to act on his/her behalf. The student will learn: agents have broad or limited power; how agencies are created; full disclosure; fiduciary responsibility; due care and loyalty. Also covered in this course are implied power and express authority. This course is approved for three (3) hours in the Agency category for license renewal.
Ethics - 3 Hours The Ethics course includes three hours of extensive coverage of ethical practices, and where appropriate by way of example, unethical conduct involving real estate licensees that could be considered a violation of one or more subsections of B&P Code Sections 10176 and/or 10177.
This course also covers the ethical standards of real estate professional organizations, institutes, societies, etc., as well as specialized areas of real estate practice, e.g., commercial, industrial, business opportunities, mortgage lending, etc., and appropriate court decisions and practical examples and/or case studies as related to real estate practice and ethical behavior.
Laws set the minimum standard of acceptable human behavior. Ethics go far beyond the law and determine not if an action is legal, but whether it is right or just. Ethics, in fact, precede the law. Ethics, in fact, precede the law. Actions that formerly were legal but unethical aare not often illegal. Court decisions have been applying the precepts of ethics to activities of real estate and determining that legal duties exist where no duties formerly were recognized. This course is approved for three (3) hours in the Ethics category for license renewal.
Fair Housing - 3 Hours The Fair Housing course should provide real estate licensees with: knowledge of Federal and State fair housing laws relating to the sale and rental of real estate; knowledge of selected Federal and State civil rights and anti-discrimination laws relating to real porperty transactions and business establishments; the ability to avoid practices the could be considered discriminatory in commercial and residential transactions and facilities; an understanding of thwe Voluntary Affirmative Marketing Agreement (VAMA) and its application in the real estate industry; and the desire to commit to affirmative compliance with the fair housing laws.
The main emphasis of this course will be on covering the Federal and State fair housing laws relating to the sale and rental of real property. By covering these laws, subtopics such as redlining, advertising, refusing to show property, blockbusting, etc., will be addressed.
This course covers the laws concerning discrimination such as California Fair Housing Laws, Fair Employment and Housing Act, Unruh Civil Rights Act, California Business and Professions Code, California Real Estate Commissioners Regulations, Americans with Disabilities Act, and any laws, statutes, or regulations related to fair housing. This course is approved for three (3) hours in the Fair Housing category for license renewal.
Risk Management - 3 Hours The Risk Management course should provide the student with knowledge of the principles, practices, and procedures calculated to avoid errors and omissions in the practice of real estate licensed activities, and the ability to recognize and resolve issues, and appropriately handle situations that most frequently result in litigation.
Risk Management can be applied to a wide range of functions and activities including negligence, negligent misrepresentation, intentional misrepresentation, fraud, cionstructive fraud, breach of fiduciary duty, breach of contract, violation of Business and Professionals Code Section 17200 et seq., breach of duties pursuant to Civil Code Sections 1102 and 2079, etc. This course is approved for three (3) hours in Risk Management category for license renewal.
Trust Funds - 3 Hours The Trust Funds course provides the student with knowledge of the legal requirements for receiving and handling trust funds in real estate transactions, as set forth in the Legal Aspects of Real Estate and the Regulations of the Real Estate Commissioner. The course describes the requisites for maintaining a trust fund account. Further, the course explains and illustrates trust fund record keeping requirements.
Topics included in the course are: trust funds vs. non-trust funds; trust fund handling requirements; identifying the owner(s) of the funds; advance fee trust funds; trust fund bank accounts; accounting records; reconciliation of accounting records; documentation requirements; audits and examinations; consequences of trust funds conversion; and sample transactions to explain use of records. This course is approved for three (3) hours in the Trust Funds category for license renewal.
REGISTRATION AND TUITION FEES The school charges a nonrefundable registration fee of $00.00 in the event of cancellation after three (3) days.
COSTS FOR HOME STUDY AND ONLINE PRESENTATIONS The tuition for each continuing education course ranges between $59.00 and $495.00; any and all instructional materials, books, handouts, etc. are furnished at no charge. All written materials are provided online. If students want to print a written version of any materials, they can download a PDF file and print to their personal printer or forward to any private or commercial printer.

These courses are offered via home study and online presentations. There are no attendance requirements in these home study or online courses. The student reads the textbook; answers quiz questions in either home study or online format, and must pass the final examination either under the home study guidelines or online guidelines.
3007.05. FORMS OF IDENTIFICATION ACCEPTED
A participant shall present one of the following forms of identification immediately before admittance to a live presentation of an offering or, immediately before the administration of the final examination for a correspondence offering.
(a) A current California drivers license. (b) A current identification card described in Section 13000 of the California Vehicle Code. (c)
Any identification of the participant issued by a government agency or a recognized real estate related trade organization within the immediately proceeding five years which bears a photograph, signature and identification number of the participant.
3007.3. Final Examination Rules.
a (3) Participants taking a correspondence offering shall be limited to completion of final examinations for that offiering for a maximum of fifteen credit hours during any one 24 hour period.
The student does not need to pass the quizzes with a particular score. However, all Continuing Education final examinations requires the student to pass with a minimum score of 70%. All final exams can be taken OPEN BOOK.
The final exam for a 30 hour continuing education course consists of 100 multiple choice final questions. The maximum time allowed is 2 1/2 hours. The exam will be taken over a two (2) day period. Students can take the second half of the exam at least 24 hours after completing the first half. Each half of the exam will consist of multiple-choice questions, and the maximum time allowed for each half of the exam is 75 minutes. The combined score for each half of the exam must be at least 70%.
The final examinations for our 15 hour package, which consists of the five mandatory three hour courses (Agency, Ethics, Fair Housing, Risk Management and Trust Funds), each consist of 25 multiple-choice questions. The time allowed for each exam is 37.5 minutes. Each of the fove exams must be passed with a minimum score of 70%. The final exams may be taken in one 24 hour period.
Under Home Study guidelines, final examination segments may not be furnished directly to the student. Final examination must be submitted under sealed envelopes to a qualified Test Administrator whom Executive Programs has chosen. When participating in a home study program, a student must provide the Test Administrator/Monitor with a current form of identification acceptable by the Department of Real Estate. A 45-hour Continuing Education course may be completed in as little as nine (9) calendar days, which includes a minimum of six days study time (no more than eight hours per day of study time) and three days of examinations (no more than fifteen credit hours of exams during any one 24 hour period). Students must complete all quizzes and final examination to receive a Certificate of Completion. The student must complete the full program within the contract enrollment period or the course will expire and no credit will be given. Continuation will require re-enrollment and payment of additional fees. Enrollees are advised and cautioned that this educational institution maintains student records for a five (5) year period only.
Students may request a convenient time and date for the final examination and may also suggest the Proctor or entity to administer the final examination. However, final designation and approval of the final exam Test Administrator and determination of the time and date is the Sponsor’s responsibility. The Test Administrator cannot be related by blood, marriage, domestic partnership, or any other relationship to the student taking the exam which would influence them from properly administering the examination. If a Test Administrator will be used, the Sponsor must send the examination materials directly to the Proctor and the Proctor must return the materials directly to the Sponsor. Under no circumstances may the final examination segment be furnished directly to the students. The Sponsor is required to take steps to protect the integrity of the exam and to prevent cheating in an examination. Under Online Guidelines, a 45-hour Continuing Education course may be completed in as little as nine (9) calendar days, which includes a minimum of six days study time (no more than eight hours per day of study time) and three days of examinations (no more than fifteen credit hours of exams during any one 24 hour period). Students must complete all quizzes and final examination to receive a Certificate of Completion. The student must complete the full program within the contract enrollment period or the course will expire and no credit will be given. The students are assisted by live counselors. The final examination will be enabled once the minimum state required time frame has been satisfied. Students are required to log in, using unique usernames and passwords. The final examination is not printable or downloadable and will automatically time out after the mandated time limit.
45 hours – 9 days to complete – 6 days of study time – 3 days for final examination.
30 hours – 6 days to complete – 4 days of study time – 2 days for final examination.
15 hours – 3 days to complete – 2 days of study time – 1 day for final examination.
13 hours – 3 days to complete – 2 days of study time – 1 day for final examination.
3 hours – 1 day to complete - both the study time and final examination can be completed in one day.
The final examination is neither printable or downloadable. The final examination segment will “time-out” after the allotted time has expired; the student is not allowed to continue working on the final examination after the expiration of the allotted time. The time to complete the final examination starts when the student first accesses the online final examination. The final examination offered online is the same as the final examination approved by the DRE for the traditional correspondence courses using and Test Administrator. The only material that student can use to complete an open-book final examination is the course materials that have been approved by DRE for that particular course. Executive Programs cannot provide assistance to the student during the administration of the final examination; each student must complete the final examination by himself/herself. Executive Programs will instruct the student that they are required to spend the requisite number of study hours and of the DRE approved course material before taking the final examination segment.
When the student completes their course requirements and prior to sending the Certificate of Completion for Continuing Education Courses, an Executive Programs counselor will review their full file to be certain all DRE rules and regulations were followed. Executive Programs has provision for cancellation and refund or transfer of registration. You may transfer fees to any other program offered by the school and/or transfer fees to another student at no additional charge. Cancellation must be made in person or by certified letter, telegram, or fax. Postmark determines the time period. Cancellations will not be accepted on the ninth business day after enrollment. Refund Policy You may cancel an enrollment within eight (8) business days from the date of the enrollment and receive a full refund of all monies paid, except the $00.00 registration fee, provided no lessons have been completed, materials used, or seminars attended. Refunds for Materials To get refund for the course materials, you must return all instructional material. The following conditions must apply: (1) the materials have not been damaged or used; (2) the materials must be current; and (3) you prepay the return shipment. Refunds will be promptly processed within 45 days of compliance with the preceding conditions. “This course is approved for continuing education credit by the California Department of Real Estate. However, this approval does not constitute an endorsement of the views or opinions which are expressed by the course sponsor, instructor, authors, or lecturers.” CONTINUING EDUCATION
- A minimum of nine (9) calendar days is required to receive 45 hours of continuing education credit.
- A minimum of six (6) days is required to complete a 30 hour continuing education course offering and receive credit.
- A minimum of three (3) days is required to complete a 15 or 13 hour continuing education course and receive continuing education credit.
- A minimum of one (1) day is required to complete a 3 hour continuing education course offering to receive continuing education credit.
- DRE approved reading material is required for any continuing education offering. All continuing education offered by Executive Programs is available online. If students want to print a written version of any material, they can download a PDF file and print to their personal printer or forward to any private or commercial printer. These are also available in a hardcopy format.
- The student must pass final examinations with a score of 70% open book.
- The course will expire one (1) year from the student’s date of enrollment.
- The student has eight (8) calendar days from date of enrollment to cancel the enrollment and receive a full refund.
- Tuition must be paid in full for all programs, courses, or products ordered before any Certificate of Professional Achievement will be issued for any course.
